Tenant Referencing
Your potential tenants will be fully referenced using an external agency, which will incorporate credit scoring, employment, previous landlord or mortgage lender and residency referencing.
Rent Guarantee
You will be offered the option of taking out a rent guarantee policy and further details are available on request.

At Roden Boydell, we appreciate that Landlords require a management programme to suit their needs; we therefore offer our clients a choice of a Silver, Gold or Platinum service.
Silver Service
A personal and professional service from Vicki Boydell and her team.
All legal paperwork and relevant sections prepared to ensure landlords are legally protected.
Weekly communication and feedback.
Organising the Energy Performance Certificate.
Accompanied viewings.
Organising Gas and Electrical certification.
The Cost for this service is £250.00 plus VAT.
Gold Service
As per the Silver service plus: -
Ensuring your tenant obtains household insurance from the start of the tenancy.
A full qualified inventory and schedule of condition is carried out and prepared.
Immediate membership of the Deposit Protection Service in line with government legislation and including an arbitration service.
A personal moving in service for the tenants.
Efficient collection of rent by standing order directly transfered to your designated account.
All tenancy renewals carried out with an inspection.
The cost of this gold service is £250.00 plus VAT, and 8% plus VAT of the monthly rent thereafter.
Platinum Service
As per the Silver and Gold service plus: -
Meter readings and utility accounts opened in tenants names.
A welcome inspection and inventory check done within one month of the tenant’s residence.
Further inspections when requested in line with the agency agreement.
A full maintenance and repair service provided by professional contractors.
The handling of all disputes and day-to-day enquiries by professional personnel.
The cost of this platinum service is £250.00 plus VAT, and 10% plus VAT of the monthly rent thereafter.
